Developers aiming to secure a density bonus for the River Street Residences, a proposed 48-story residential tower on Rainey Street, have cleared an initial hurdle with the Austin Design Commission, though not without critique. The project, set to replace beloved bars Javelina and Craft Pride, plans to include ground-floor retail and potentially accommodate the displaced bars within the new building. Commissioners recommended the project under the Downtown Density Bonus Program but voiced concerns over limited affordable housing and retail space for small businesses. If approved, the tower would rise to 569 feet, becoming one of the tallest in the Rainey Street area. However, some worry the development symbolizes a shift away from Rainey Street’s unique nightlife culture, sparking debate over preserving its character amid rapid growth.
