A 32-story office tower called 300 Colorado Office is being developed at Colorado and Third streets in downtown Austin by Riverside Resources, Ironwood Real Estate, and Cousins Properties. The tower will offer 390,000 square feet of space, including office, restaurant, and lobby areas, with 14 floors dedicated to parking. Parsley Energy has leased all office space, and Del Frisco’s Restaurant Group will operate the restaurant. The project seeks a density bonus to increase its size, but concerns were raised by the Austin Design Commission about excessive parking, with suggestions to make it available to the public at night. The project is still under review, with construction expected to begin in late 2021.
