Rastegar Property’s Proposed South Austin Mixed-Use Project Wins Initial Approval
Rastegar Property Co.’s planned mixed-use development on South Congress Avenue is moving forward after overcoming a setback caused by a lawsuit against the city’s previous land use policies. The project will bring 250 apartments and 9,600 square feet of retail space to a nearly 3-acre site, with a proposal to rezone the property for general commercial services and vertical mixed-use development. It will also participate in the city’s DB90 density bonus program, which allows for taller buildings in exchange for dedicating a portion of units to affordable housing. The development will require the demolition of two existing structures, a former used car lot and a single-family home. The rezoning request is set for review by Austin City Council, though a date has yet to be scheduled.
