Plans Solidify to Replace Old Hospital with 2 Apartment Towers Packed with Public Amenities

Aspen Heights Partners is redeveloping the vacant HealthSouth hospital site in downtown Austin into two residential towers with 921 apartments, including 25% affordable housing. The north tower will have 573 market-rate units, a live music venue, food hall, and public parking, while the south tower will feature 348 units, a childcare center, retail, and parking. The development aims to revitalize the area with public spaces, local business support, and community amenities. The project is set for City Council approval in late spring or summer.
