Nashville-Based Developer’s Vision for Hotel, Apartment Tower near UT comes into Focus

Adventurous Journeys Capital Partners (AJ Capital) has unveiled plans to build “The Graduate Austin,” a 19-story mixed-use tower at 408 W. 18th St., near the University of Texas. The development will feature 194 hotel rooms under AJ Capital’s Graduate Hotels brand and 228 residential units under its Memoir Residential line. The tower will span approximately 340,000 square feet, including a 277-spot parking garage, restaurants, meeting spaces, and amenities such as a gym and bike storage. The project seeks approval to increase the maximum height from 120 to 200 feet, in line with downtown density bonus regulations. AJ Capital intends to contribute $1.08 million for affordable housing in lieu of units. Before construction, an office building from 1965 must be demolished, a plan approved by Austin’s Historic Landmark Commission in 2022.
