First Look: New Renderings of Rainey Tower Condo 44 East

The 44 East project, a 570-foot tower planned for the corner of Cummings Street and East Avenue in Austin’s Rainey Street Historic District, is moving forward. The development will feature 322 condos and 3,527 square feet of retail space. The Austin Design Commission has recommended the project for inclusion in the city’s Downtown Density Bonus Program, which would allow the developers to increase the building’s density. In exchange, they propose 14 affordable units and a $1 million fee for affordable housing. The tower, designed by Page Southerland Page Inc., is expected to be 49 stories tall and aims for completion by fall 2022. Some residents have raised concerns about traffic and the impact of increasing density in the area.
