New North Austin Mixed-Use Plan Dangles Transportation Incentives, but Will Residents Buy it?

Spire Realty Group is revising its redevelopment plan for the 31.4-acre Austin Oaks business park, aiming to address neighborhood concerns and reduce opposition to a zoning change. The new mixed-use plan proposes lower building heights, fewer apartments, and a $10 million contribution for transportation improvements. The plan now includes a trust fund for traffic mitigation, reducing the original $1 million requirement to $10 million, which would be used over 15 years for traffic enhancements. Additionally, the new plan preserves more trees, reduces impervious cover, and includes community contributions, such as $150,000 for Doss Elementary School and pedestrian safety improvements. Spire is awaiting further feedback from local groups and city officials before proceeding.
