Huge Spicewood Springs Redevelopment in Play: Spire Plans Office Towers, Retail, Multifamily

Spire Realty Group has proposed a redevelopment plan for the 31.4-acre Austin Oaks office park, aiming to build 610 residential units, 850,000 square feet of office space, and 100,000 square feet of retail. The existing 12 buildings, most from the 1970s, would be demolished. The zoning change request would allow building heights to rise up to 225 feet, compared to the current 60 feet. The tallest structures would be along MoPac, with shorter buildings to the west. The plan is part of a broader trend of development in the MoPac corridor, which is undergoing significant infrastructure upgrades.
